Nashville Real Estate Trends

According to the Greater Nashville Association of Realtors there were 2,186 home closings reported for the month of April.  Represents an increase of 25 percent from the 1,747 closings reported for April, 2011.

Year-to-date closings are also up compared to 2011 with 7,041. That is a 24.5 percent increase compared to the 5,655 closings reported through April 2011.

“Total sales are the best we’ve seen since June 2010, which was the initial deadline for the First Time Buyer Tax Credit,” said GNAR President Kendra Cooke. “While some of the increase can be attributed to normal seasonal trends, the high number of closings is a clear indication that the real estate market in this region is showing significant improvement. The continuation of historically low interest rates, increasing economic confidence and increasing rental rates are all factors having a positive impact on real estate sales.”

A comparison of sales by category for April is:

There were 2,436 sales pending at the end of the month, compared to the 1,909 pending sales at this time last year. The average number of days on the market for a single-family home was 88 days.

The median residential price for a single-family home during April was $165,120 and for a condominium it was $141,190. This compares with last year’s median residential and condominium prices of $159,070 and $148,000, respectively.

Inventory at the end of April was 19,622, down from 22,297 in 2011. The current inventory of properties by category, compared to last year, is:

“Inventory is down, but with overall inventory at a 9-month supply and residential inventory at a very balanced 6.5-month supply. Right now, sellers will want to be sure their homes are well-prepared for showing. While market activity is increasing, buyers are very focused on properties they visit being clean and fixed-up if they are going to seriously consider making a purchase.” added Cooke.

According to data compiled by Austin Realtor, Sam Chapman and the folks at AGbeat, Nashville is growing by leaps and bounds.  The graph below shows net migration per 10,000 population by Metropolitan Statistical Area from July, 2010 to July, 2011 for the 40 largest MSAs in 2011.

The driving factor in this urban migration is draw of city life over suburban settings. Millennials and Baby Boomers alike are finding more appeal to urban core living than we’ve seen in past generations.

Take a look at those Austin, TX stats. Impressive. I bet the agents that market aren’t feeling the effects of the recession one bit.

What is a HUD Home?

A HUD home is one owned by the US Department of Housing and Urban Development (HUD). If a foreclosed home was initially purchased with a loan from the Federal Housing Administration (FHA), the lender files a claim for the balance due on the mortgage. FHA then pays the claim and transfers ownership to HUD who becomes the home owner and seller.

What You Should Know

1. To purchase, you must use a HUD-registered real estate broker (hint: I am one)
2. You must have a written pre-approval letter from a reputable mortgage provider
3. Owner-occupying bidders receive first priority
4. HUD offers three types of properties: FHA insurable homes, FHA insurable homes with a repair escrow, and homes that are not insurable with an FHA loan.
5. You do NOT have to use and FHA loan as a purchaser.
6. HUD homes are sold AS-IS.
7. Before making a bid you must provide your HUD-registered real estate broker with the appropriate earnest money in the form of a cashier’s check.
8. Your earnest money check should be made payable to the escrow account of your HUD-registered broker.

According to the Greater Nashville Association of Realtors there were 1,963 home closings reported for the month of March

2012. This figure represents a17.3 percent increase compared with 1,673 closings in March of 2011.

Numbers for the first quarter of 2012 were 4,855 closings, up 24.2 percent from the 3,908 closings during the first quarter of 2011.

“The encouraging trends in Nashville home sales this year continued in March with the number of home closings increasing more than 17 percent from this time last year, and with more than 2,200 pending sales for the month. The increase in the residential median price is also a welcome sign. Our expectation is that the positive trends will continue as we move into the spring and summer months,” said GNAR President Kendra Cooke.

“Though there are still significant economic challenges, it is clear that the Greater Nashville and Middle Tennessee real estate market is stabilizing and strengthening.”

There were 2,239 sales pending at the end of March, compared with 1,910 pending sales at this time last year.  The average number of days on the market for a single-family home was 92 days.

The median residential price for a single-family home during March was $168,500 and for a condominium it was $135,000.  This compares with last year’s median residential and condominium prices of $165,000 and $143,000, respectively.

Inventory at the end of March was 18,984, down from 21,647 in March 2011.  The current inventory of properties by category, compared to last year, is:

“Inventory is down from last year but up slightly from last month,” added Cooke. “With the traditional home-buying season underway, it is expected that more homes are becoming available. Right now there is less than 10 months of inventory overall. For single-family residential there is less than eight months of inventory available. It is good that more people are beginning to consider selling their homes, as the number of buyers is clearly increasing.”

U-Haul has released the results of their annual “U-Haul National Migration Trend Report” which is often used to measure top growth areas based on where people are moving. The 2011 Top U.S. Growth Cities Report names Nashville, TN as the top growing city for areas with more than 5,000 families moving, with the highest percentage of growth at 10.39%. Nashville was in the 15th spot in 2010, making this city a notable hotspot for growth.
