If you’ve been looking at real estate online for any length of time you will have realized that it’s pretty darn difficult to tell if a home is already under contract (but not yet officially closed).  As agents, we can tell immediately because the listing has a yellow flag in the Realtor MLS, but as a consumer you don’t have access to such info… that is until now.

There were 128 listings in 37206 before culling out the homes that were already under contract. Now there are 92 search results.

At any give time you can expect about 30% of the homes you see on Zillow, Trulia, and Realtor.com to already be under contract. We keep homes “active” in the system until all contingencies are lifted; it’s part of our MLS rules. For most transactions that means a seller has accepted the terms of an offer and entered a binding contract, but they are now awaiting inspections and and appraisals to be cleared.
